Decision for House Buying

Well, after thinkig for long pass few days, I have decided to put a hold the decision to buy the house in Shah Alam area and what I am going to do is look for more choices before making the decision. Reasons being:

1. Houses in Shah Alam area is mostly leasehold, wherein for leasehold houses, one of the bank loan requirements is after serving your loan term, your property must have at least 30 years left in the leasehold term. Meaning the latest you can make bank loan is before 60 years left in lease term. Considering the house in Sunway Kayangan the we were considering will be expired in year 2092 (2092-2008) is left with 84 years lease term. I will face difficulty in selling the house in 24 years time because if left with 30 years lease term, the new buyer will have difficulty in securing a house loan.

2. Location: after considering the location which is in my opinion is abit far from where I am working, further more with increase of fuel price, toll price and traffic jam, it is not advisible to get a house in Shah Alam.

3. Advice from my uncle that the economy is going to be going downhill, thus causing the house prices going down as well. So instead of getting a house now, better wait a while for the right time to get house. From what I see, there is truthness in his words. The global share market downturn these few days further prove our theory ;)

So after due consideration, no house for me for the short term. Better survey more for other options in other places and wait for the right time ;)

Looking for New House

Went to Shah Alam to look for new house during the last weekend. Went to few projects nearby, namely NusaRhu, Sunway Alam Suria, Alam Budiman, SPK Cahaya, Sunway Kayangan (all along the road from Kg. Subang towards Puncak Alam). We also went to few other housing projects in Subang area, namely Subang Galaxy, Subang Bestari and Denai Alam. All houses are looking good, but I particularly like those from Sunway, especially Sunway Kayangan, which offer guarded security and the build up is larger than other such as Sunway Alam Suria and Denai Alam. The price is abit on the high side but still manageable.

Thought of going to shopping for Chinese New Year clothes but was short of time after went to view show houses. So the coming weekend will go for the shopping in Mid Valley. Heard that there will be a property fair there as well. Oh maybe going during this Thaipusam holiday (newly announced as public holiday in KL by our beloved prime minister, during an Indian gathering).

Was thinking very hard to make up mind for the new house purchase, as it is a substantial investment which will take a long time to settle. Was worry about the leasehold status as well as location which is forseeing a congested morning and evening traffic at the junction turning to the narrow road. So no rush to make up mind and decided to go see more houses before making decision.

So will be quite busy next few weeks, to prepare for Chinese New Year as well as going to see show houses. Till then, chaous...

Ways to Improve Memory

I must think of some ways to improve my memory. Why? I keep forgetting things such as passwords, things few days back or even after turning around and forgot things just moments ago...

Any one knows any solutions to solve this weak memory problem? Vitamines? Sudoku? Or any programs I can enter to train myself to be more memorable?

Well, I took the marriage registration application form from the related department few days back, while helping my aunty take her replacement birth certificates. The marriage form is rediculously easy to fill in. Just name, IC number, farthers' a name and address. After this is submission and if after 21 days no objection, we are ready to sign in front of 2 withnesses and that's it.

After this are alot of other things such as restaurant booking, photo sessions and other things. Hope I do not forgot any of these things of my other better half will get angry ;).

OMG Long Break After New Year

Hihi, I am very sorry for the long break before the last post... It has been a busy new year for me (same old excuse) because of various tasks and things to do during the new year.

Well, lets see... wedding dinners to attend to, year end sales, year end dinner (companies/friends/family), shopping for Chinese New Year stuff, going to show houses and many other things.

One of the biggest time spender was my next-to-come project. It is a new project initiated last month and I spent quite alot of time into it because I think it has alot of potentials. I would not discuss more about it here anymore before it is officially launched.

Besides that, I am starting making plans for my big day... Well not quite a proper plan yet but I think we are getting it started ok...

Ya... expecting alot of wedding ceremonies to attent to in this new year because of the age of getting married. One of it is coming in end of this month and it is a church wedding which I have not been to before. Just curious whether it will be as in those movies, well you know..

Until then, let me save my pass word some where before I forgot about them again.. (thats part of the reason I did not blog lately ;) Bye...

Wedding Ceremony in Subang Jaya

It was my fifth aunty's wedding dinner. The whole wedding was like a rehersal for me ;) I took part from the start till the end. Here is the story:

Since my aunty is marrying to a foreigner (Chinese citizen), she needs to get some paper documents done in Putra Jaya. The whole process although is lengthy but still can consider smooth.

Next is the marriage registration. We need to register in our home town office where the address in our IC is. Then need to get the marriage registration certificate translated from Malay to English and recertified in Putra Jaya.

After the legal paper works, comes the traditional ceremony. Earlier in the morning we need to go pickup the bride from her place to his place. As usual, some games and honk honk make the whole process complete ;). Then in the evening we have this dinner in Tai Tung restaurant where two other couples are having the same wedding dinner. So the situation becomes chaotics abit but still smooth and ended on time at 10.30pm.

So this is just a very brief summary of one wedding ceremony has to and need to be done. So if you think the whole process is simple, please have a look and plan ahead carefully to avoid any unforseen problems ahead.

Traffic Jam After Work!

It was the day after Xmas, or "Boxing day" as some call it. It was working day for me. The morning was ok, smooth traffic all the way to work. Parking places were plenty too. So I thought the day will be beautiful for me...

Well, turn out that the day was not all that good after all. Here is how: I was going off right on time after work, thinking that the traffic will be nice just like the morning. However, once I drove pass the toll, the traffic jam appeared! I have spent a good half an hour just to move a short distance from the toll to the pickup place.

So I was thinking maybe some accident may happened in front of the road, and the rain was getting heavier. Strange was there was no accident and whatsoever along the road. This is something which I do not understand: KL people just slow down to a crawl whenever a rain fall. No matter small rain or heavy rain, just slow to a crawl. Come one people, it is SAFE to drive follow normal speed limit during rain, not 30-50km/hr. It is just ridiculous.

Christmas Day Shopping

Well this is not on buying Christmas gifts but rather a shopping during Christmas day. As usual, people in the city are going to shopping malls to spend their Xmas. After woking up after noon, went to have lunch and suprisingly found that the eateries are quite empty with alot of parking spaces available.

Soon after had our lunch, went to Ikano Power center and the joy of Xmas started to fade. Why, I tell you... the parking lot in the malls (Ikano, Tesco and Ikea) are literally filled with endless of cars! There is no one sigle parking space available and after more than half an hour of going around trying to find an available parking space, finally we resorted to an old but working strategy: waiting along the parking lot praying for the shoppers to done with their shopping and leaving. So intead of wondering around like hundred of cars, we just waited and like after ten minutes, we finally saw someone walking to their car and parked our car.

Well, enough for the rambling on the parking lot. Actually beside the parking problem, we quite enjoy the shopping because there are some sales going on during the xmas time. Alot of shoppers as usual and saw many people taking pictures with the xmas decorations in the mall.

Bought some stuff: household stuffs, undies, tinned pork meat for the kou yuk bee hoon and some other stuff which I feel to cumbersome to list out here. Ya... forgot to mention it was raining heavily after we finished out shopping and on the way back home.
